What kinds of properties does Community Capital finance?

We provide financing for owner-occupied or investor-owned multi-family or mixed-use residential
property.

Does the property have to be located in Bridgeport?

Community Capital Fund’s primary focus will be on Bridgeport, but will include the Greater Bridgeport
area so that City residents can capitalize on the expansion of business and affordable housing
opportunities both in Bridgeport and the surrounding towns. Eligible property must be located in a low
or moderate-income neighborhood and provide affordable rental or special needs rental units.

Does Community Capital Fund lend for new construction?

Yes, if the property will include affordable rental or special needs rental units.

Does Community Capital Fund lend for the purchase and rehabilitation of an existing property?

Yes, provided the rehabilitation portion is 30% or more of the total project cost.

How much money will Community Capital lend on any one property?

Community Capital Fund will generally lend up to 80% of the after-rehabilitation value of the property
from its primary loan pool. The minimum loan amount is $30,000 and the maximum is $300,000.

Are there any loan fees?

There is a $250 application fee and a 2% commitment fee. For nonprofit organizations, the application fee
is $125 and the commitment fee is 1%.
